Recently I was preparing for a home buyers seminar that I do several of each month in Utah, Salt Lake, and Weber counties. I have been helping a lot of people get excellent deals on short sales in these areas, and was curious to know the percentage of homes out there that are being sold short.
I was surprised to find out that only about 28% of the homes listed for sale were short sales. Now, don't get me wrong. This is a big percentage. The reason I was troubled is that when I take clients out it seems that approximatly 80% of the homes we look at are short sales.
I did one more check, and was astounded at the results. I learned that of all the sales in our marketplace over 72% of them are on homes that were listed as shorts! Only 28% of all listings are shorts, and yet 72% of all homes sold are short sales.
This tells me that individuals working to sell their own homes, who are not talking to their bank to get a lower allowable price, are simply too high priced to effectivly sell in this market, most of the time.
